Contents insurance

Note - our policy does not cover the contents of your home; these are items like your furniture, electronics, clothing etc. We strongly recommend that you take out home contents insurance to cover theft or damage to your belongings.

We can help our tenants and residents obtain home contents insurance easily and at a price that is affordable. While many people often hope that nothing will happen to their belongings, sometimes things can go wrong unexpectedly.

With a special scheme called My Home arranged in conjunction with the National Housing Federation, Genesis tenants and residents can protect their belongings and gain peace of mind knowing if the unexpected happens they have cover.

Buildings insurance certificate

Where Genesis has an insurance responsibility, usually as the freehold owner of an estate or block, we need to make sure there is building insurance in place that also covers your home. We do this by insuring your home on our block policy. This means it covers a number of properties.

The buildings insurance covers:

  • the fabric and structure of the building e.g. roof, walls, fixtures; and
  • damages caused by fire, escape of water, storm, flood etc (details can be found on your buildings insurance certificate).

Where Genesis is not the freehold owner of a block/estate or we do not have an insurance obligation, responsibility for arranging building insurance cover normally sits with the freehold owner. If you are unsure of the building insurance cover arrangements for your home, information can be obtained from your Neighbourhood Manager or by emailing the Insurance Team.

At Genesis we aim to deliver services digitally, which means you will be able to download to your computer or smartphone your building's insurance certificate (link at the top of this page).

Public liability/property owner’s and Employers liability claims


At Genesis we take fraudulent claims seriously and if fraud is suspected, your details will be passed to fraud prevention agencies. Law enforcement agencies may also access and use this information.

How do I submit a liability claim?

I’m a leaseholder/shared ownership customer and my property was damaged from a communal issue, how do I resolve this?

If you suspect a communal issue has damaged your leasehold/shared ownership property, such as a leaking roof or guttering, you can report this to our Customer Service Centre repairs team directly through Live Chat or our other contact channels.

Once confirmation has been received that the issue has been resolved and will not cause any further damage, you can proceed with the insurance claims process. However, please note that whilst you are waiting to receive confirmation that the issue is resolved, you should still make the claim to Zurich as you only have up to 30 days from the incident date to make a claim. By informing Zurich whilst the repair issue is being investigated, you safeguard your position.

I’m a leaseholder/shared ownership customer and my property was damaged from the flat above, how do I resolve this?

If you are a leaseholder or shared ownership customer and you suspect your property has been damaged by another Notting Hill Genesis property, such as a leak from a flat above, you should ask the resident of the leaking flat to contact our customer service centre so we can get a repair booked in to stop the leak. If the property causing damage to your own property is another leasehold/shared ownership property, the neighbouring leaseholder would have to arrange for the repair to be carried out themselves. If you’re having trouble liaising with the above property, please let us know by contacting our Customer Service Centre so our neighbourhoods team can help to intervene.

You are responsible for submitting a claim to Notting Hill Genesis for the rectification of any damage to your residential property which is covered by the buildings insurance policy.
